Development Impact Fees

From 1 July 2006, changes applied to the development impact fees and remissions policy.
 
The District Plan reserves contribution continues, but the cap on calculations increased from $100K to $150K. The fees apply to all decisions post 30 June 2006.

Requirement for Development Contributions

Development contributions are required from new development in the form of money or land or both at the Council’s discretion for capital expenditure for growth for roading, cycling, walking, water supply and wastewater treatment facilities, community infrastructure and flood mitigation activities, according to the planning tables, planning maps, and procedures specified in the schedule.

Generally, however, the maximum level of development contributions will be required on development over and above that existing at the time of an application, or in the case of subdivision the issuing of the section 224 certificate, creating additional units of demand, assessed by the Council according to A.6.1.
