  This guide seeks to inform best practice in the planning and design of medium density housing.
  
• Best Practice Subdivision and Development Guide (PDF, 30 pages, 3.3 MB)
  This guideline sets out how neighbourhoods can be structured and the layout of streets, lots, and networks designed, in ways that achieve maximum benefits to the subdivider, end-resident, and community.

  This document is intended to provide a guide to subdivision and developments within the Kāpiti Coast district. It sets out what the Kāpiti Coast District Council needs from developers so that the requirements of the Resource Management Act and the Kāpiti Coast District Plan are met.
  
• Subdivision and Development Principles and Requirements Part Four - Isohyet Guidelines and Charts (PDF, 48 pages, 2 MB)
  As part of Kāpiti Coast District Council’s new subdivisional and development requirements, Sinclair Knight Merz have been engaged by the Council to prepare a standard for the calculation of stormwater design flows. The purpose of this standard is to provide a unit hydrograph based approach to the development of peak flows.

• Development Impact Fees Brochure (PDF, 3 Pages, 112Kb)
  This brochure contains the fee schedule for the 2010/11 year (1 July through 30 June) for both Development Contributions and Financial Contributions (collectively known as Development Impact Fees).  The brochure also contains the fee schdule for first houses on section created before 1999.  These figures include GST.  View more information on Development Impact fees here.
  
• Rural Subdivision Design Guide (PDF, 44 pages, 2.6 MB)
  The overall vision of this guide is to encourage best practice subdivision design that helps ensure the qualities of the Kapiti Coast rural area which we all value are maintained and enhanced. Copies for public viewing are also held at the Council offices in Rimu Road and the Paraparaumu Library.

  This guide offers a range of ideas, options and advice which might help you through the Rural site development process. It has the support of local and regional councils, who want our rural area to both look good and be a healthy place and is based on designing around natural systems.
