Kāpiti Coast property values have risen 2.3 percent on average
20 Oct 2026
Property values across the Kāpiti Coast district have increased by an average of 2.3 percent since the last districtwide revaluation in 2023, where there was an average increase of 12 percent in the previous three-year period.
Independent valuers Quotable Value (QV) prepared the updated values for 27,326 properties on behalf of Kāpiti Coast District Council. The values reflect the likely sale price of each property on 1 July 2026, excluding chattels.
QV will send the new valuation notices to Kāpiti Coast property owners in the coming days.
Kāpiti Coast District Mayor Janet Holborow says councils are required to revalue properties at least every three years to keep their rating information up to date.
“Council contracts QV to independently assess property values across Kāpiti,” says Mayor Holborow.
“We know a new valuation can raise questions about the impact on rates. Revaluation doesn’t change the total amount of rates Council collects, it helps us determine how that total is shared among properties across the district.
“What matters is how much an individual property’s value has changed compared with others. Where a property’s revaluation is higher or lower than the average in an area, it may have a higher or lower rate increase than average.”
The new valuations will be used to calculate rates from 1 July 2027, alongside decisions made through Council’s 2027–37 Long-term Plan and rating review.
“We know many households are under pressure, so affordability will be front of mind as we prepare the Long-term Plan and consider how rates are distributed,” says Mayor Holborow.
“The community will have an opportunity to give feedback on any proposed changes during consultation on the Long-term Plan in early 2027.”
Property owners who disagree with their new rating valuation can object to QV free of charge by 11 December 2026.
